This customer reached out to us to re-roof his flat roof garage. One layer of Cap sheet was being replaced with 60 Mil Carlisle/Versico TPO Membrane roof. We also needed to remove 3 courses of metal roofing to tie in the new roof system. We made sure to seal it under the wood shake and re install the metal roofing.
Before tiles went down, we installed 4' Boral Elevated Battens which reduce heat transfer in the attic up to 30 degrees and 14 O'Hagin Galvanized Steel Low Profile Tapered Vents to also help reduce heat into the attic by 17-25%. We then reinstalled existing Concrete Tile and replaced broken ones to prevent future damage.
After removing existing felt paper down to the sheathing we inspected existing plywood and replaced any dry-rot as needed before covering with 2 layers of 30lb Fontana Felt Paper. We then installed new Ice & Water Shield 2x4 hip and ridge boards and 2x4 Drip Edge flashing around the perimeter.
Customer had multiple leaks through out their home coming from their 24 sq ft roof. Even though tiles may last a few years, a few broken tiles could cause a lot of damage underneath. We resolved this issue by removing existing Concrete tiles, refelting with 2 layers of 30lb Fontana Felt Paper and replacing broken tiles.
