4 Signs Telling You to Have Your Roof Replaced

Like the rest of your home exteriors, your roof will eventually reach the end of its service life. Even if you keep it well-maintained regularly by addressing minor issues, your roof will still need to be replaced. Here are four signs that that time has come.

1. Your roof is at least 20 years old. An asphalt shingle roof has an average lifespan of 20 years. Other roofing materials like metal and tile tend to last longer. If it is already nearing the end of its serviceable life, you should consider preparing for your roof replacement. Delaying it further will expose your roof to further damage, compromising its structural integrity.

2. There are bald spots on your roof. A “balding” roof is when you see noticeable light-colored patches across the dark-colored surfaces of your asphalt shingles. It only means that these sections have already lost their protective granules, which protect your roof from the sun’s harmful ultraviolet (UV) rays. If your roof is old and you notice excess granules collecting in your gutters and near your downspouts, it’s a sign that you need to have it replaced.

3. The shingles are curling. Your roof may already be showing signs of long-term weathering, including curling shingles. It looks like the opposite ends are close to peeling off, which means the affected sections are more prone to water exposure over time. You don’t want to deal with leaks on your old roof, which is why it makes sense to have it replaced as soon as possible.

4. Your roof is sagging. A roof collapse is a rarity, but it’s likely to happen if you don’t deal with the sagging problem early on. If you see a bit of a dent along the ridge of the roof or on one of the roof planes, get your roofer to inspect it. It could be an indication of a structural issue. The deck and the rafters or trusses may be suffering from dry rot, which is a bad thing to have in an already aging roof.
